For all you bargain hunters, here’s a property worthy of an investment. Warning: it does need a lot of work. But, the location can be a hunter’s paradise.
With no nearby neighbors, this property in Schoharie County is surrounded by 1,126 acres of Keyserkill State Forest on all sides. It also has more than 1,200 feet of stream frontage on Keyserkill Creek. The rustic camp is unique because it consists of two adjoining parcels totaling 10.7 acres. A bonus includes an 1880s one-room schoolhouse.

The property once belonged to the Corbett family who owned it through the 1950s, according to current owner Bruce Blaustein. The turn-of-the-century schoolhouse is the former Keyserkill Juried School Gilboa No. 13. Portions of stone walls surrounding the school house still remain. Blaustein said he saw a hand crank buried under mounds of soil and leaves.
“Depending on how the kids would get to the school, they may have actually crossed the creek,” he said. “It looked like there was a seat and metal cable, and they would put a kid on the seat and crank them across the stream.”

The 100 year-old cabin consists of three rooms with a kitchen area, one bedroom and a family room with a working fireplace. While there is electricity in the cabin, there is no septic. An outhouse is available. There’s also a drilled well that needs updating.
While the selling price is $39,900 if you pay cash, owner financing is available but the price will be $42,900. Financing requires $13,000 down and $621 per month for five years.

Located about three hours from New York City in the Town of Middleburgh, the property has two adjoining lots separated by Keyserkill Road. They form a triangle (4.6 acres and 6.1 acres) that is surrounded by New York state land. Nearby attractions for hunting, fishing, cross country skiing, biking, hiking and camping include Keyserkill State Forest, Leonard Hill State Forest, Stone Store State Forest and Schoharie Creek.

Blaustein said the cabin needs work and could definitely use a new roof and some insulation. Plumbing can be added for those who want it. The exterior of the school house is in good shape, but the inside is down to the studs. The property can be turned into a hunter’s playground with plenty of room to explore, hunt, fish and sleep peacefully with the sound of a babbling creek onsite.
